Duck&Hedges have a dedicated "in-house" property management department offering a comprehensive property management service to our clients which complement our lettings and maintenance services.

We can manage just one property or a portfolio of over 200, regardless of size, each property will be treated with the individuality it deserves.

 

We understand the importance of a well maintained property; both for the Tenants wellbeing and Landlords bank balances.


Every single property we manage is given the same diligent care and attention our own property portfolio receives.

We deal with all aspects of residential property management from dealing with day to day Tenant queries to large scale renovation works.

Our management contracts start from 6% + vat and can be tailored to include the following services:

  • Rent Collection
  • Payment of Rent via electronic transfer
  • Detailed monthly rent statement delivered via email, post or pigeon carrier
  • Transfer of Utilities (principally electricity gas & water)
  • Transfer of Council Tax
  • Meter readings via an independent inventory clerk
  • Property Inspections
  • Co-ordination of repair/maintenance works
  • Obtaining estimates for works where necessary
  • Supervising works and settling accounts
  • Full inventory check at the end of the tenancy
  • Dealing with matters relating to unfair wear and tear before releasing the tenant's deposit
  • Collecting and forwarding Landlord's mail
  • Dealing with all Tenant(s) enquires on a day to day basis
